My download only came with one zip file: com_community_standard.4.4.5.zip

All the installation videos, including the one referred in ReadMe.pdf, refer to 2 other zip files: app, module.

Does JomSocial 4 only come with the com zip file or is my download missing the other 2 (app, module)?

That app and module files are inside that zip package, once you install the main zip package com_community_standard.4.4.5.zip, all apps and modules will be installed automatically.

One issue I had is on Mac, you have to set read/write permissions on all subdirectories (apply to enclosed items option on folder info). Otherwise JomSocial won't be able to create subdirectories during the install. The first sign of this issue is when JomSocial can't move the zip file to the tmp directory.

Make sure the tmp folder is correct, check on Joomla Configuration->Server->Path to Temp Folder
